By creating a reservation all parties agree to all Terms & Conditions 

Payments / Cancellations ~ 50% of the rental price is due at booking; the final payment is due 29 days before your vacation date.  Cancellations received 30 days prior to arrival will receive a 100% refund; 15-day notice, 50% refund. Last minute cancellations will forfeit the full advance payment. However, if a last minute reservation can be secured, only that portion of the payment can be refunded. Early departure does not warrant any refund. Security deposit is refunded within 7 days of departure provided the following policies are met.

• All pets must be paid for and approved prior to arrival. All pets must be professionally groomed and treated with a flea and tick repellent prior to arrival.
• No streaming videos, facetime calling, on the internet or device at this cabin.
• No damage to the property or it's content, no items missing. 
• No damage to hot tub, or spa cover.
• No Smoking in the Cabins. Smoking is allowed on the porch.
• No Campfires, No cooking food in the fireplaces. No campers, tents, or motor homes. 
• No loud music or loud voices outside of the cabin after 11:00 p.m.
• No law enforcement officer is called out due to “Disturbing the Peace”.
• All keys are left in the lock box and cabin is locked up.

There is an additional $35 per hour labor charge for replacing or repairing any damage done during your stay.

Pets – Dogs are welcome in cabin with prior approval only. There is a one time $75 pet fee. All pets must be groomed and treated with a flea and tick repellent prior to arrival. Pet owners are responsible for cleaning up any poop in the cabin and on the property. Please remember we live in bear country. Pets should be on a leash. Please do not allow your pet on the furniture. Pet owners are responsible for any damage done by the pet if left unattended. The cabin owners assume No Responsibility for illness or injury to pets while on the premises. Please note; a $100 charge will be deducted from the security deposit if pets are brought onto the property without approval.

Wi~Fi INTERNET - For your convenience we provide Wi-Fi Internet so you can check and send emails or WiFi calling ONLY. Unfortunately, the Internet providers in the Smoky Mountains do not offer unlimited data; we are stuck with a monthly allowance. If you, or someone in your party would like to log on, data can be purchased for a flat rate of $12.00 a day and will be deducted from your security deposit. Please be aware that streaming videos at Magic Mountain Lodge is Not Allowed. We are on a limited plan. Streaming videos will eat up all of the monthly allowance within a few hours and Verizon will suspend the service for the rest of the month.

Septic System – All the cabins are on a septic system. Please be gentle on the pipes. Absolutely nothing other than toilet paper can be flushed down the toilet. Any foreign items such as, feminine products, baby wipes, toys, contraceptives etc. will clog the system. The garbage disposal and septic can not handle a large amount of food waste. DO NOT put spaghetti noodles in the disposal. It will clog the system. 

Rate Changes – Until reservation is secured with a deposit rates subject to change without notice.

Bears – DO NOT FEED THEM, THEY WILL GO AWAY!

Hot Tub – When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers will drain, sanitize, refill and replenish chemicals prior to your arrival; therefore, it may not be warm until later that evening. When the hot tub is not in use turn the heat down to 95 degrees and cover the top. Please be aware; addition cleaning fee will be charged if the tub is exposed to leaves, branches & bugs getting into the tub & into the jets. DO NOT SIT ON THE HOT TUB COVER - IT WILL BREAK. Please No Bubble Bath!

Grill – Please turn off the gas at the tank, clean and cover the grill after you use it. 

Minimum Age, Maximum Occupancy– The signee of the document must be 25 years of age or older. The maximum number of overnight guests 14. No wild parties, No exceptions. 

 Falsified Reservations – Any reservation obtained under false pretense will be subject to forfeiture of advance payment and deposit. The reservation will be cancelled.

Liability – The Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowners are not responsible for the loss of valuables or other personal belongings. However, if we find any items left behind we will be happy ship it to you. By accepting the terms and conditions of this lease it is agreed that all guests expressly assumes the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Written Exceptions – Any exceptions to the above mentioned policies must be approved in writing in advance.
